How we sell. Step by step.
- 01
Analysis and price
We learn what you need, compare your property with the market and agree on the price and a sales plan together.
- 02
Preparation
We advise what to tidy, fix or put away for a while. With home staging we highlight what makes your home special.
- 03
Presentation
Professional photos, interior and exterior video and drone shots. We write the listing ourselves, not from a template.
- 04
Marketing
Property portals, our website, Facebook and Instagram, plus paid ads — wherever the buyers for your property are.
- 05
Viewings
We prepare the space, run the viewings ourselves and check the interested buyers. After each viewing you know how it went.
- 06
Sales overview
We track how many people viewed the listing and who got in touch, adjust the approach accordingly and keep you informed.
- 07
Buyer financing
The mortgage specialist we work with helps the buyer with the loan so the deal does not stall at the bank.
- 08
Contracts and legal service
Reservation and purchase agreement, secure payment, application to the land registry. All with a lawyer and in plain language.
- 09
Handover and after-sale
Handover protocol, meter readings, transfer of utilities and registration in the land registry. We stay with you until everything is closed.
The most common selling mistakes. And how to avoid them.
Starting with a price that is too high
A listing gets the most attention in its first weeks. If the price is off the market, interest fades and later discounts look suspicious.
Poor, unedited photos
Buyers decide from the photos whether to come at all. Dark, crooked and unedited shots put people off even a good offer.
Paperwork at the last minute
Title deed, encumbrances, arrears in the building, building permits. What is not ready in advance delays or breaks the deal.
Unprepared viewings
Clutter, stale air or haggling at the door. You never get a second first impression.
A buyer without financing
Reserving the property for someone without an approved mortgage can mean weeks of waiting for nothing. Financing should be checked early.
Money without security
Handing over keys or signing the transfer without escrow or clear payment terms is an unnecessary risk for both sides.
Selling with nothing hidden. You always know what is happening.
Regular updates
You get regular updates: how many people viewed the listing, who got in touch, how the viewings went and what buyers are saying.
Live sale
You get a private link: how many inquiries, viewings and offers came in and what happened when. Open it any time.
Fee by agreement
We agree the fee based on your property and what you need from us. You know it upfront and it is written in the contract.

FAQ. Short and clear.
How long does a sale take?
It depends on the type of property, the location and the price. A well-set price and good presentation shorten it the most. When we value your property, we tell you what you can realistically expect.
What do I need to prepare?
Your ID and basic information about the property. We can get the title deed and other documents (for example from the building manager, or from the bank if there is a loan on the property) together with you.
Can I sell a property that still has a mortgage?
Yes, that is common. The loan is repaid from the purchase price, the bank then agrees to remove the lien and you receive the rest. We arrange the process with your bank and the buyer’s bank.
How do I receive the money safely?
The purchase price is usually deposited in escrow with a notary, a lawyer or a bank, or a bank guarantee arrangement is used. The money is released only once the conditions in the contract are met, typically after the buyer is registered in the land registry.
Do I have to be at every viewing?
No. We run the viewings and tell you how each one went. If you want to be there, we will fit in with you.
Will I pay tax on the sale?
It depends, for example, on how long you have owned the property and how you acquired it — the five-year mark from acquisition is often decisive. We recommend checking your situation with a tax advisor.
